SALT & SHINE VACATION RENTALS

RENTAL POLICIES & AGREEMENT

This Rental Policies & Agreement (the “Agreement”) is between the person making the reservation (the “Guest” or “you”) and Salt & Shine Vacation Rentals and Property Management, LLC (“Salt & Shine”). It applies to the vacation rental property and stay selected during your reservation and checkout process.

Your name, the property name and address, arrival and departure dates, occupancy and parking limits, rental charges, taxes, fees, payment schedule, and other reservation-specific information displayed during checkout and recorded in your reservation confirmation are incorporated into this Agreement.

References to the “Property” mean the vacation rental home selected in your reservation.

Please review your reservation details carefully before completing checkout. If anything appears incorrect, incomplete, or unclear, please contact Salt & Shine before completing your reservation.

By selecting the agreement checkbox and completing checkout, you acknowledge that you have read, understand, and agree to this Agreement, your reservation details, and all property-specific rules disclosed before booking.

You are also responsible for ensuring that everyone in your party and any approved visitors comply with the applicable terms and rules during your stay.

1. PAYMENTS

Half Now, Half Later

When the Half Now, Half Later payment option is available and selected during checkout, 50% of the total reservation amount is due at booking.

The remaining 50% will be automatically charged to the credit card or payment method on file thirty (30) days before check-in.

The payment amounts and scheduled final payment date applicable to your reservation will be displayed during checkout and/or within your reservation confirmation.

Eligibility

Half Now, Half Later is available only for eligible reservations made at least thirty-one (31) days before check-in.

If your reservation is not eligible, the option is not offered during checkout, or you choose to pay in full, the entire reservation amount is due at booking.

Payment Authorization

By selecting Half Now, Half Later and accepting this Agreement, you authorize Salt & Shine and the applicable booking or payment platform to automatically charge the scheduled remaining balance to the payment method on file.

If you wish to change the payment method used for the scheduled final payment, you must contact Salt & Shine before the scheduled payment date.

Accepted Payment Methods

Payments must be made using an accepted payment method made available during checkout.

Failure to make payment by the required due date may result in cancellation or loss of the reservation, subject to applicable law.

2. CHECK-IN, CHECK-OUT & STARTER SUPPLIES

Check-In

Check-in begins at 4:00 PM local time.

If you expect to arrive after 4:00 PM, please notify Salt & Shine so any necessary arrival arrangements can be coordinated.

Check-Out

Check-out is at 10:00 AM local time unless Salt & Shine has approved a different time in writing.

Starter Supplies

A starter supply of consumable products is provided and may include:

  • toilet paper;

  • paper towels;

  • trash bags; and

  • starter toiletries.

These are intended as arrival supplies and may not be sufficient for the full duration of your stay.

3. NO SMOKING

Smoking of any substance is prohibited anywhere on the Property, including inside the home and on decks, porches, patios, lawns, yards, and other areas associated with the Property.

A violation will result in an immediate $500 charge and may result in termination of occupancy and/or a permanent ban from future Salt & Shine rentals, subject to applicable law.

4. AGE REQUIREMENT

The person completing the reservation must be at least 28 years old.

Valid photo identification may be required.

Reservations made under false pretenses, including misrepresentation of age, identity, occupancy, or intended use of the Property, may be canceled and payments forfeited, subject to applicable law.

5. OCCUPANCY & PARKING

The maximum number of guests and vehicles permitted at the Property is disclosed within the Property listing, checkout flow, and/or reservation details.

Occupancy and parking may not exceed those approved limits.

Overcrowding, unauthorized occupancy, or exceeding approved parking limits may result in immediate termination of occupancy without refund, subject to applicable law.

The Guest is responsible for ensuring that all members of the party and approved visitors comply with occupancy, parking, neighborhood, condominium, HOA, and municipal requirements applicable to the Property.

6. DAMAGE REPORTING & DAMAGE PROTECTION

Waivo Damage Protection

Your reservation includes a nonrefundable Waivo Damage Protection plan.

The applicable coverage tier and fee will be identified in your booking information and may include:

  • $1,500 coverage / $50 fee

  • $5,000 coverage / $100 fee

  • $20,000 coverage / $150 fee

The coverage tier shown for your reservation during the booking process will apply.

Coverage Terms

Coverage is subject to the applicable Waivo Damage Protection plan terms, conditions, limits, and exclusions.

Accidental damage may be covered unless excluded under those terms.

Common exclusions may include, but are not limited to:

  • normal wear and tear;

  • mechanical breakdown;

  • pre-existing damage;

  • odor; and

  • other exclusions identified in the applicable Waivo protection terms.

The Waivo plan terms ultimately determine whether a particular incident or loss is eligible for coverage.

Immediate Reporting Required

Any damage, leak, breakage, malfunction, water intrusion, or other issue that could cause or contribute to further damage must be reported to Salt & Shine immediately upon discovery.

Failure to report an issue promptly may result in charges for preventable or additional damage.

Damage Protection does not eliminate your responsibility to promptly report damage or to use reasonable care while occupying the Property.

7. PROPERTY CARE, EXCESSIVE CLEANING & FURNITURE

The Property must be left in reasonably clean condition.

Excessive mess, damage, excessive trash, or failure to follow departure instructions may result in additional charges starting at $100, subject to applicable law.

Furniture & Decor

Furniture and decor may not be moved or rearranged during the stay.

If furniture or decor is moved and is not returned to its original location before departure, a $150 fee may be applied to the reservation, subject to applicable law.

8. CANCELLATION, REFUNDS & RESERVATION TRANSFERS

Cancellation Policy — Firm 60

Reservations booked directly through the Salt & Shine website are subject to the Firm 60 cancellation policy disclosed during checkout.

If you cancel your reservation:

  • More than 60 days before check-in: You will receive a full refund.

  • 30 to 60 days before check-in: You will receive a 50% refund.

  • Less than 30 days before check-in: No refund will be issued.

The cancellation terms applicable to your reservation are disclosed during checkout and become part of your reservation when you complete the booking.

All cancellation and refund provisions are subject to any rights required by applicable law.

Travel Insurance

Salt & Shine strongly recommends purchasing travel insurance to protect against unforeseen circumstances that may affect your ability to travel.

The cancellation policy remains in effect regardless of the reason for cancellation or the length of the reservation, except where otherwise required by applicable law.

Purchasing or declining travel insurance does not alter the cancellation terms associated with your reservation.

No Subleasing, Assignment or Transfer

You may not sublease, assign, transfer, resell, or otherwise grant your reservation or occupancy of the Property to another person without Salt & Shine’s prior written consent.

A violation may result in cancellation or immediate termination of occupancy without refund, subject to applicable law.

Owner Cancellation

If the Property becomes unavailable because the Property owner must cancel the reservation due to unforeseen circumstances, Salt & Shine will make reasonable efforts to identify a comparable alternative Property, subject to availability and your approval.

If a suitable alternative is unavailable or you choose not to accept an offered alternative, all amounts paid toward the affected reservation will be refunded.

9. BEFORE YOU LEAVE

Before checking out:

  • Remove all food from the refrigerator.

  • Empty drawers and check closets, under beds, furniture, bathrooms, and other areas for personal belongings.

  • Dispose of all trash in the designated outdoor containers or dumpster.

  • Complete any additional departure instructions provided for the Property.

  • Leave the Property in reasonably clean condition.

10. CONDUCT, NOISE & PROHIBITED ACTIVITIES

Parties & Gatherings

Parties, events, and large gatherings are prohibited unless preapproved in writing by Salt & Shine and the Property owner.

Campers, RVs & Tents

Campers, RVs, recreational vehicles, and tents are not permitted unless specifically approved in writing.

Quiet Hours

Quiet hours are from 10:00 PM to 8:00 AM local time.

Guests must respect neighboring properties and comply with applicable municipal noise ordinances, neighborhood rules, condominium rules, and HOA requirements.

Fireworks & Open Fires

Fireworks and open fires, including beach fires, are prohibited unless written approval has been obtained and all required municipal permits and permissions are in place.

11. EARLY DEPARTURE / LATE ARRIVAL

No refunds will be issued because of early departure, late arrival, delayed travel, or the Guest’s decision not to use all reserved nights.

The cancellation policy applicable to the reservation remains in effect, subject to any rights required by law.

12. PETS

Pets are not permitted unless the Property is designated as pet-friendly and the pet has been preapproved as required for that Property.

Unauthorized pets will result in a $500 fee and may result in termination of occupancy, subject to applicable law.

This policy does not limit any rights relating to service animals or other accommodations required by applicable law.

13. GRILLS & PROPANE

Where a grill is provided, it must be used only in the designated area and on appropriate surfaces such as sand, concrete, or stone.

Guests must thoroughly clean the grill after each use.

Where a propane grill is provided, the Property will be supplied with enough propane for at least one night of grilling.

Propane is considered a consumable item. Additional propane required during the stay is the Guest’s responsibility and expense.

14. TRASH PICKUP

Follow the Property-specific trash instructions provided for your stay.

Where curbside collection or scheduled dumpster disposal applies, trash must be placed curbside or in the designated dumpster before 6:00 AM on the applicable town pickup day.

Failure to follow the applicable trash instructions may result in a $50 charge for private pickup services, subject to applicable law.

Additional charges may apply for excessive, improperly disposed of, or unbagged trash where disclosed in the Property-specific instructions.

15. REPAIRS, MAINTENANCE & PROPERTY CONDITION

If an issue arises during your stay, contact Salt & Shine immediately.

Do not wait until checkout or after departure to report a maintenance issue, damage, malfunction, safety concern, or Property-condition concern.

Prompt reporting allows Salt & Shine to investigate the issue, coordinate service, communicate with the Property owner when necessary, reduce the possibility of further damage, and make reasonable efforts to resolve the issue during your stay.

Failure to promptly report an issue may limit Salt & Shine’s ability to investigate or address the concern.

16. LIABILITY & PERSONAL PROPERTY

Salt & Shine and the Property owner are not responsible for accidents, injury, theft, loss, or damage occurring at the Property except to the extent liability cannot be waived under applicable law.

You agree to use the Property responsibly and exercise reasonable care during your stay.

To the extent permitted by law, you agree to hold harmless the parties involved in the rental from claims arising from your use or occupancy of the Property.

Nothing in this Agreement waives any right or liability that cannot lawfully be waived.

17. ITEMS LEFT BEHIND

Guests are responsible for checking the Property thoroughly before departure.

If a lost item is located, Salt & Shine may arrange for its return through UPS or another shipping provider after you have paid the applicable shipping and handling costs.

Salt & Shine is not responsible for items left behind or items that cannot be located after departure, except as required by applicable law.

18. RIGHT TO REFUSE RENTAL OR TERMINATE OCCUPANCY

Salt & Shine reserves the right to refuse rental or discontinue occupancy if Guest conduct is deemed detrimental to the Property, neighborhood, Property owner, Salt & Shine, or the safety and peaceful enjoyment of others.

Material violations of this Agreement or applicable Property-specific rules may result in termination of occupancy without refund where permitted by law.

19. PROPERTY-SPECIFIC RULES & COMMUNICATIONS

You agree to comply with:

  • Property-specific rules disclosed before booking;

  • applicable condominium or HOA rules;

  • municipal ordinances;

  • posted Property instructions; and

  • reasonable written instructions provided by Salt & Shine relating to the use and care of the Property.

If a Property-specific rule disclosed before booking is more restrictive than a general policy contained in this Agreement, the Property-specific rule will control for that Property.

Operational instructions provided after booking may clarify the use and care of the Property but do not, by themselves, change the agreed price, cancellation terms, payment terms, or other material reservation terms without your agreement, except where required by applicable law.

All Property questions, maintenance concerns, damage reports, and reservation-related communications should be directed to Salt & Shine.

20. ELECTRONIC ACKNOWLEDGMENT

By selecting the agreement checkbox and completing checkout, you acknowledge that you have read, understand, and agree to:

  • this Rental Policies & Agreement;

  • the reservation details presented during checkout;

  • the rental charges, taxes, fees, and payment schedule associated with your reservation;

  • the Firm 60 cancellation policy disclosed during checkout; and

  • the Property-specific rules disclosed for your reservation.

You further confirm that:

  • you are at least 28 years old;

  • the information you provided during booking is accurate; and

  • you are responsible for ensuring that everyone in your party complies with the applicable terms and Property rules.

You intend your electronic acceptance to serve as your signature to this Agreement for the reservation you are completing.

No separate handwritten signature or return of a signed paper agreement is required when this Agreement is accepted electronically through the Salt & Shine online checkout process.
